IMC Announces commencement of building three at ft. wade office park-nocatee

 

+60,000 SF of Class-A office space slated for completion Q4 2020

Jacksonville, FL  –International Management Company, LLC (IMC)  announces commencement on a third Class-A office building at its Fort Wade Office Park, located in Nocatee, a master-planned DRI comprised of residential, retail, and office.

Building Three will be consistent with the existing buildings located in the park – a well-appointed, three-story building with approximately 60,000 rentable square feet of space. Fort Wade Office Park is the area’s largest existing office park with approximately 200,000 square feet of Class-A office space at full build-out in a master-planned campus setting strategically located minutes from the beaches, restaurants, golf and entertainment venues.

The rapid growth in St. Johns County motivated IMC to move forward with the construction of the third and final phase of the park. “Presently, much of the space at Fort Wade Office Park is leased with a strong pipeline of activity on the remaining vacancy. Building Three will be built to accommodate the increasing demand for office space in the area,” said Brett McKee, Vice President of Property Services with IMC.

St. Johns County was the eighth-fastest growing county in the United States last year. The Nocatee residential community has been continuously named as one of the fastest growing communities in the nation since 2013. The site is also near The Pavilion at Durbin Park, an upcoming large-scale, mixed-use development that will be the main lifestyle shopping and entertainment destination in the vicinity.

Prior to the novel coronavirus, the area was adding residents at a high rate of speed and we expect the influx to continue in the future.  Building Three at Fort Wade Office Park will provide an ideal location for a corporate headquarters, local or satellite office near a diverse, highly skilled, and educated labor force.”

Planned for completion in Q4 2020, Building Three will sit on 4.3 acres of land surrounded by scenic preserve at the intersection of Fort Wade Road and Valley Ridge Boulevard. The building is being built spec for lease with a flexible layout to accommodate multi- or single-tenant users. The building will feature tilt-wall construction, floor-to-ceiling windows, contemporary finishes and an ample parking ratio as well as on-site security and building engineer.
