Commercial Superintendent

Location: Jacksonville, FL

Job Type: Full-time

As superintendent, you will oversee all aspects of operations of a construction project. This position supervises, coordinates, and schedules multiple construction activities daily. This position will read specifications, such as blueprints to determine construction requirements or to plan procedures. Ensure subcontract work meets required specifications. Must have extensive knowledge of all crafts and construction including, but not limited to carpentry, concrete, structural steel, mechanical, electrical, plumbing and interior build-outs. Record and manage information such as personnel, production, or operational data on specified forms or reports. Examine and inspect work progress, equipment, and construction sites to verify safety and to ensure all project specifications are met.

Position requirements:

Minimum of 5 years of general construction superintendent experience.

All work is local to the Jacksonville area, travel is minimal.

Responsibilities:

  • Leads all aspects of the company’s safety culture and creates awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others. Investigates safety incidents and retrains staff and needed.
  • Preconstruction planning
  • Constructability review
  • Chair or attend pre-job conference, regular subcontractor meetings
  • Develop and maintain strong relationships with owners, property managers, subcontractors and leasing personnel.
  • Provides management of subcontractors and organization of the overall job and workflow.
  • Manages and oversees company staff, subcontractors, suppliers and programs such as Safety, Quality and EEOC for a small project or a major portion of a larger project.
  • Develops work plans for subcontractors and self-performed work.
  • Coordinates and manages the care, custody and control of the project site.
  • Leads various meetings including daily standup, safety meetings and weekly trade meetings.
  • Attends, manages and participates in appropriate progress and/or project OAC meetings.
  • Creates, manages, changes and implements the project’s schedule as needed, in conjunction with the Project Manager.
  • Communicates key project information to owners, design team, governing authorities, subcontractors, suppliers and other departments.
  • Follows the project filing and documentation organization system as dictated for the project. Updates drawings, logs, diaries and inspection notebooks.
  • Approves and/or records unit cost information for weekly reports and completes daily reports, logs and tracking reports.
  • Evaluates progress on self-perform work and make adjustments as needed.
  • Manages material and equipment needs for the project.
  • Assists in the selection of the formwork, tools and equipment necessary to complete self-perform operations.
  • Manages timecard approval process to ensure reporting of accurate hours and proper cost codes.
  • Ensures quality compliance through use of specifications, setting quality standards, in–house QA/QC and outside resources.
  • Supports the project closeouts by supervising pre-punch activities and coordinating activities with the owner, architect and governing authorities.
  • Gains understanding of the project pursuit process and methodology.
  • Participates with the field operations leadership and the project team to put together a project pre plan; implements, monitors and adjusts as needed throughout the project lifecycle.
  • Partners with field leadership to establish field staffing for their assigned project.
  • Partners with project management to identify schedule and costs associated with project changes.
  • Participates in the negotiation process with the owner and architect to gain agreement for project changes.
  • Participates with the project team in preparation and presentation for all project review meetings, including the monthly review process and other key project meetings.
  • Participates in the project buy out meetings with subcontractors and vendors.
  • Understands and applies the terms and conditions of the owner and subcontractor contracts for the project.
  • Responsible for identifying and recruiting top talent.
  • Manages complex stand-alone or multiple projects from initial planning to completion.
  • Manages project(s) with multiple superintendents.
  • Influences and manages delivery results through others.
  • Understands and executes relevant key strategic initiatives to support company strategy.
  • Provides training and education to support company training initiatives.
  • Engages in business, industry and community activities to build and strengthen external relationships.
  • Takes a lead role with the project team in the project pursuit process.
  • Collaborates with the marketing team on related presentations and marketing activities.
  • Develops new business opportunities and generates future work by cultivating and maintaining long-term relationships with clients.
  • Assumes responsibility for management, scheduling, production, quality and safety on projects or a portion of projects.

  • Manages deliverables provided by a variety of internal resources and functions such as IPS, logistics, etc.

Knowledge, Skills and Abilities:

  • Computer skills in MS Office, MS Project
  • Minimum of 5+ years of commercial construction field experience, including direct supervisory experience

Assistant Project Manager Intern

As an Assistant Project Manager Intern, you will oversee and assist in all aspects of operations of a construction project.   • Assist in overseeing all onsite and offsite constructions to monitor compliance with building and safety regulations
  • Coordinate and direct construction workers and subcontractors Select tools, materials and equipment and track inventory Meet contractual conditions of performance

Commercial Maintenance Technician

The Commercial Maintenance Technician is responsible to assist in the preservation of the property. Under the supervision of the Commercial Maintenance Supervisor, the Commercial Maintenance Technician will help to maintain the properties assigned within their geographical territory. This position will involve inspection, coordination, and scheduling of multiple activities daily. Must be willing to learn all crafts and construction including, but not limited to carpentry, concrete, structural steel, and interior buildouts.

Position requirements: Minimum of 2 years of maintenance experience. Work is typically in the North East Florida area, travel is minimal.

Primary responsibilities include:

  • Develop and maintain strong relationships with owners, property managers, tenants, subcontractors and leasing personnel.
  • Maintain timely and accurate reporting to management.
  • Coordinate work performed by outside vendors.
  • Ensure efficient repair schedules and review repair cost estimates.
  • Prioritize the maintenance and repairs of company equipment and parts.
  • Control and monitor inventory at site locations.
  • Strong working knowledge of engineering concepts, including electrical and mechanical systems.
  • Responsible for performing scheduled maintenance on all equipment, based on the manufacturer’s recommendations and operating manuals.
  • Inspect all commercial tenant units, buildings, and common areas, performing repairs and janitorial assistance as needed.
  • Must be knowledgeable of all contractual obligations relating to maintenance so as to keep the Property Manager and Leasing Manager abreast of any incidents of non-compliance.
  • Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards.
  • Perform daily preventative maintenance of electrical systems (replace light bulbs, ballasts, etc.).
  • Perform daily inspections of heating and plumbing systems to ensure functionality.
    Responsible for performing light electrical repairs on items such as fixtures, switches, outlets, circuits, etc. The incumbent must also be able to perform light plumbing work, such as clearing stoppages, replacing fittings, etc. The replacement or repair of broken glass, tile, screens, etc., is also required.
  • Responsible for assisting with occasional wall patch and repair and painting, as well as general curb appeal required to prepare the property for tenant re-occupancy.
  • Responsible for performing general carpentry work, such as fitting doors, freeing windows, replacing and building shelves and other duties as assigned.
  • Inspect alarm systems (fire, protection) and schedule repairs when needed.
  • Conduct general upkeep procedures (e.g. property cleanliness and debris removal) and other tasks as assigned (painting, carpentry etc.).

Position Requirements Include:

  • Problem solving ability and a strong sense of urgency
  • Able to work in a fast-paced environment and multi-task effectively
  • Excellent organizational and prioritization skills
  • Ability to interpret blueprints, specifications and schematics
  • Working knowledge of tools, devices
  • Manual dexterity and problem-solving skills
  • Good physical condition and strength with a willingness to work overtime
  • High school diploma or equivalent; building maintenance technology or relevant field will be a plus
  • Certified Maintenance and Reliability Professional (CMRP) is desired
    Proficient in Microsoft Office (Word, Excel)
  • Afterhours work may be necessary should the project schedule or IMC need arise.

Position Physical Requirements Include:

  • Safely access all areas of the property’s grounds, regardless of grounds conditions and/or weather conditions.
  • Safely access all structures, including multi-level structures, without the assistance of an elevator.
  • Safely lift and carry weights up to fifty (50) pounds without assistance.
    Safely move large equipment with and without the use of a hand truck.
  • Safely use hand tools such as hammers, screwdrivers, saws, various power tools including hand-held drills and circular saws.
  • Safely ascend and descend various types of ladders unassisted.
  • Safely stoop, bend and kneel as may be required in various jobs requiring these positions.
  • Safely perform all activities described in this section for a period of eight (8) consecutive hours for full-time employees.
  • Must be able to respond to all visual and auditory safety alarms.
